Water Heater Maintenance: 5 Simple Steps To Make It Last

Your water heater works hard every day. A few minutes of upkeep can help it run efficiently and last longer.

1. Flush the tank once a year. Sediment builds up at the bottom, makes the heater work harder and can cause rumbling noises. Draining a few gallons helps clear it out.

2. Test the pressure relief valve. Lift the lever briefly and let it snap back. Water should flow out and then stop. If nothing comes out, or it keeps dripping, the valve needs replacing.

3. Check the anode rod every 2 to 3 years. This rod attracts rust so the tank does not. A worn rod means the tank is next.

4. Set the temperature to about 120°F. It saves energy, reduces the risk of scalding and slows mineral buildup.

5. Look for leaks and rust around the base and connections. Catching a small drip early can save you from a flooded basement.

Some of these steps are best left to a pro, especially on gas units or if your valves are old and stuck. If your water heater is making noise, leaking, or no longer keeping up, call us. We can repair it or replace it, day or night.
